Property management in Anne Arundel County

Anne Arundel's rules depend on where the home is. The county does not license single-family rentals, but the City of Annapolis licenses every rental. We sort that out, then lease and maintain the home.

Anne Arundel and Annapolis rental licensing

  • Unincorporated Anne Arundel County exempts single-family homes from rental licensing. Buildings with two or more units need a multiple dwelling license, with a Health Department inspection, a fire marshal review where it applies, a zoning use certificate and lead-law compliance.[1]
  • Multiple dwelling license fees run $30 per unit for one to four units. Licenses expire January 31 of the second year and do not transfer to a new owner.[2]
  • The City of Annapolis licenses single-family, two-family and multi-family rentals and rented rooms. Licenses run one year with an annual inspection, at $125 per unit a year for standard rentals.[3]
  • Short-term rentals in the county must register and are limited to 120 days a year.[4]

Lead paint rules for older rentals

  • Maryland's lead law covers rentals built before 1978. Each one must be registered with the Maryland Department of the Environment, and registration is renewed by December 31.[5][6]
  • At every change of tenant the home has to meet the lead risk-reduction standard and pass a lead-dust test before the next tenant moves in. We schedule the work and the test as part of the turnover.[7]

Deposits, leases and other rules

  • Maryland caps a security deposit at one month's rent and requires it back, with an itemized list of any deductions, within 45 days after the tenancy ends. Wrongly keeping it exposes the landlord to triple damages.[8]
  • Deposits of $50 or more held six months or longer earn interest at the greater of the one-year Treasury rate or 1.5%.[8]
  • We consider applicants who pay with a housing voucher or any other lawful source of income on the same terms as everyone else, as Maryland's HOME Act requires, and handle Housing Choice Voucher inspections and paperwork.

What homes rent for

We price each home from homes that actually leased nearby, not from list prices. The free rent analysis shows the range, the comps behind it, our fees and what you would net.

Around Fort Meade, in our experience, demand peaks with summer military moves, so we aim to have a home ready to list by late spring.
