Belair-Edison, Baltimore: rowhomes and what to know

Belair-Edison is in Northeast Baltimore, along Harford Road and Belair Road north of Sinclair Lane, with Herring Run Park wrapping its east and north sides.

Where Belair-Edison is

The neighborhood sits along Harford Road and Belair Road, above Sinclair Lane. Herring Run Park forms its eastern and northern edges.[1]

It is inside Baltimore City, so city taxes, the city transfer tax and the city rental license all apply.[2][3]

Housing stock

Housing here is mostly rowhomes, including porch-front and park-front rows, with some detached houses.[4]

Citywide, half of all homes are attached and 41% were built in 1939 or earlier.[5]

On porch-front rowhomes we look hard at the porch roof and its flashing, the front steps, the basement walls for water and the age of the sewer line. Those are where repair money goes after settlement.

Getting around

  • Harford Road and Belair Road are the main roads through the neighborhood.[1]
  • Downtown at Penn Station, weekday MARC Penn Line trains to Washington Union Station take about 50 to 68 minutes.[6]

Before you buy or rent here

  • Every rental that is not owner-occupied, including a single rowhome, needs a Baltimore City rental license as well as yearly property registration. The license takes a passing inspection by a Maryland-licensed home inspector registered with the city (or a passing Section 8 inspection) plus the lead certificate number for each unit.[7][8][9]
  • Since January 1, 2026, city rental licenses last two years and do not transfer when a home is sold. A buyer who keeps a rental needs a new license within 60 days, and the license number has to appear on the lease and in ads.[10]
  • The Vacants to Value Booster pays $10,000 toward buying a home that carried a Vacant Building Notice for at least a year and now has a Certificate of Occupancy. It was still open on October 19, 2026.[11]
  • Check any address on FEMA's Flood Map Service Center or Maryland's floodplain map before you make an offer, and get an insurance quote during your inspection period.[12][13]

Public schools: Baltimore City Public Schools. Check any address with the city's school enrollment guide, which links the City Schools zoned-school locator.

Parks and landmarks

  • Herring Run Park covers 375 acres, and the stream runs about 2.3 miles through it.[14]
  • Lake Montebello and Clifton Park are close by.[4]

What clients here said

From our very first interaction, Stacey demonstrated a deep knowledge of the market, outstanding professionalism, and a genuine commitment to finding the perfect home for me. What truly sets Stacey apart, however, is that her remarkable service did not stop at closing.

As out-of-state buyers, we found her assistance invaluable in making the process smoother than we anticipated. Unable to visit the house in person, we relied on her to record and send videos of the entire house and key areas.
