How we come up with the number
We look at homes that actually closed in the last few months near you, adjusted for size, lot, condition and updates. List prices and online estimates are a starting point, not the answer.
Then a person looks at it. Stacey or Stephen reviews every value before it goes out, and if the house has something a database would miss - a finished basement, a new roof, a busy road - we account for it.
What happens after you send it
We reach out to confirm a couple of details about the house, usually the same day. You get your value range and the comparable sales by email. If you want a tighter figure, we can walk through the home in person.
