Morrell Park, Baltimore: homes and rentals
Morrell Park is a Southwest Baltimore rowhouse neighborhood tucked between I-95, Caton Avenue, the CSX tracks and the Gwynns Falls.
Where Morrell Park is
The neighborhood is bounded by I-95 on the north, Caton Avenue on the west and the CSX tracks on the south. Hollins Ferry Road, the B&O tracks and the Gwynns Falls form the east side.[1]
The land was part of the Carroll family's 1732 "Georgia" tract that became Mount Clare.[1]
Housing stock
Most homes are rowhouses, with some duplexes and detached houses.[1][2]
Citywide, half of all homes are attached and the median year built is 1947.[3]
Getting around
- I-95 runs along the northern edge, and MTA bus route 36 serves the neighborhood.[1]
- Washington Boulevard runs through the area toward Pigtown and downtown.[4]
Before you buy or rent here
- Every rental that is not owner-occupied, including a single rowhome, needs a Baltimore City rental license as well as yearly property registration. The license takes a passing inspection by a Maryland-licensed home inspector registered with the city (or a passing Section 8 inspection) plus the lead certificate number for each unit.[5][6][7]
- Since January 1, 2026, city rental licenses last two years and do not transfer when a home is sold. A buyer who keeps a rental needs a new license within 60 days, and the license number has to appear on the lease and in ads.[8]
- Renting out a home built before 1978? It must be registered with the Maryland Department of the Environment and brought up to the lead risk-reduction standard, with a passing lead-dust test, before each new tenant moves in.[9][10][11]
- A deed can't be recorded in the city without a lien certificate. It costs $55, takes about seven business days and is generally good for 45 days, and any open liens on it have to be paid in full before the transfer records.[12][13]
Public schools: Baltimore City Public Schools. Check any address with the city's school enrollment guide, which links the City Schools zoned-school locator.
Parks and landmarks
- The Gwynns Falls on the east side carries the Gwynns Falls Trail, which runs from the Inner Harbor through Carroll Park to Leakin Park.[1][14]
